Application Summary

School District #6 is requesting approval to complete improvements to parking and loading facilities to ease traffic congestion in and around the facility during peak drop-off and pick-up times.  The project includes repaving and adding sidewalks to the private access drive off Scenic Avenue, reconstructing the parking lot to include 122 parking spaces and landscape reinforced drive aisles, and dedicated parent/student loading zones. The project also includes construction of a new bus route. There are two (2) applications associated with the proposal, including:

  • Site Plan and Architectural Review to construct the site access, circulation and parking lot improvements, including establishing a separated bus-loading zone that takes access from Aurora Lane and exits onto Comet Way (File No. SPAR-22002); and,
     
  • Class “C” Variance to reduce the parking lot/loading area and street frontage buffer and landscape standards along the south side of the property near Aurora Lane and Comet Way to accommodate the bus-loading area and egress drive (File No. VAR-22001).

The project site is 13.58 acres and is within the Civic zoning district. The property is located at 1955 Scenic Avenue and is identifed on the Jackson County Assesor's Map as 37S 2W 03AB Tax Lot 4300. Applicant: School District #6; Agent: O'Connor Law, LLC (Daniel B. O'Connor).

Evaluation of the site plan and architectural review is subject to the following approval criteria in the Central Point Municipal Code:

The Class "C" Variance application is subject to CPMC 17.13, Exceptions to Code Standards

Public Comments

The above referenced appliations are subject to Type III (Quasi-judicial) land use review procedures set forth in CPMC 17.05.400. Following a duly noticed public hearing on May 3, 2022 at 6:00 p.m., the Planning Commission will consider the applications based on their ability to meet the applicable approval criteria. The Planning Commission may render a decision to approve, approve with conditions or deny the applications.

Interested parties are invited to participate by providing written comments up to the close of the public hearing and/or providing oral testimony during the public hearing. This is an opportunity raise issues and present evidence in support of or opposition to the proposal. Any testimony and written comments about the decision described above will need to be related to the proposal and should be stated clearly to the Planning Commission with sufficient specificity for the Planning Commission to  respond to the issue(s) prior to the close of the final hearing. 

The City Planning Commission will meet in person in the Central Point City Council Chambers located at 140 South 3rd Street. Virtual participation is available upon request. To request an invitation to particpiate, please email planning@centralpointoregon.gov no later than 4:00 p.m. on May 3rd.
